Chapter 50 — The Land Background Report

Veeresh was sitting in his study, going through some files when there was a knock on the door.

Veeresh: "Come in."

The door opened and Rayan walked inside with a folder in his hand.

Rayan: "Sir, I have the background verification report for all the lands."

Veeresh looked up.

Veeresh: "Come here."

Rayan placed the folder on the desk and opened it.

Rayan: "I checked all the properties Poornima shortlisted."

Veeresh leaned back in his chair.

Veeresh: "Start with the first one."

Rayan opened the first file.

Rayan: "Property one has clear ownership records. The current owner is a private individual, and we found no government acquisition notice."

He turned the page.

Rayan: "There are no pending court cases, no registered mortgage and no major encumbrances in the records we checked."

Veeresh nodded.

Veeresh: "Good. What about commercial use?"

Rayan: "Commercial development is permitted, subject to the required approvals."

Veeresh made a note.

Veeresh: "Next."

Rayan opened the second file.

Rayan: "Property two has a problem."

Veeresh immediately looked up.

Veeresh: "What problem?"

Rayan: "There is an ongoing ownership dispute. The matter is currently before the court."

Veeresh's expression hardened.

Veeresh: "Reject it."

Rayan: "Yes, sir."

He moved to the next property.

Rayan: "Property three has clear ownership, but there is a restriction related to development. It would require additional approvals before construction."

Veeresh nodded.

Veeresh: "Not ideal."

Rayan: "There is also limited road access, which could become a problem for a restaurant."

Veeresh closed that file.

Veeresh: "Next."

Rayan opened the fourth property.

Rayan: "This one is legally clear. No pending litigation, no government acquisition notice, and no major encumbrances were found."

Veeresh studied the documents.

Rayan: "It also has good road access and sufficient space for parking."

Veeresh looked interested.

Veeresh: "Commercial use?"

Rayan: "Possible with the required permissions."

Rayan then opened the final report.

Rayan: "The fifth property is also clear from the records, but the asking price is significantly higher than the others."

Veeresh looked through the figures.

Veeresh: "So which one do you recommend?"

Rayan pointed to the fourth property.

Rayan: "Based on the legal verification, location, accessibility, available space and suitability for the restaurant layout, I would recommend property four."

Veeresh nodded slowly.

Veeresh: "Any hidden issue?"

Rayan: "Nothing came up in the searches and document checks we've completed. But before purchase, the title should still be independently reviewed by a property lawyer and the necessary official records should be verified again."

Veeresh appreciated the caution.

Veeresh: "Good. I don't want assumptions."

Rayan closed the folder.

Rayan: "I'll prepare the complete document set for legal review."

Veeresh looked at the report once more.

Veeresh: "Do that."

Rayan turned to leave.

Veeresh: "Rayan."

Rayan stopped.

Veeresh: "Don't tell Poornima yet."

Rayan: "Yes, sir."

After Rayan left, Veeresh looked at the report again.

One property stood out.

The fourth.

The same one that seemed to fit Poornima's restaurant dream best.

He picked up his phone.

He wanted to tell her immediately.

But then he smiled.

He decided he would take her there himself.

Let her see it.

Let her choose.

Because this was her dream.

And this time, the final decision would be hers.
